Buying · Selling · Ashland City, Tennessee
An Ashland City address can sit on the bank of the Cumberland in a county whose costliest disaster was a flood, inside a ZIP code that wanders into Davidson County, or past the town's sewer lines where a state septic permit fixes the bedroom count - three answers worth having while the inspection period still runs.
For the same fee a title company charges, Vanderpool Law offers four complimentary services to every buyer and seller, before you sign or after: contract review, a preliminary title search, a preliminary settlement statement, and a savings check. All you have to do is ask. Plain English, here in Ashland City.
In short: Vanderpool Law is a law firm that closes for buyers and sellers in Ashland City, Tennessee, for the same fee a title company charges. It also offers four complimentary services to every buyer and seller, before you sign or after: contract review, a preliminary title search, a preliminary settlement statement, and a savings check. Send us the contract, ideally before you sign. The contract review is complimentary when we handle your closing - all you have to do is ask.
Three things nobody tells you before a Ashland City closing
- The attorney at a title-company closing does not represent you, and some title companies now have you sign a disclaimer saying so.
- The Tennessee REALTORS contract has a line for the buyer's closing agency and a separate line for the seller's; each side chooses its own.
- Vanderpool Law closes for the same fee a title company charges. The difference: ask, and it reads your contract first and works for you.

Closing in Ashland City
Say the offer on an Ashland City house went in last night and the inspection clock started this morning. The statewide contract under your signature does not know this is a river town, that the county's worst disaster on record was a flood, that the ZIP code strays into Davidson County, or that the state rather than the town decides how many bedrooms a septic lot may carry. Those answers sit in a handful of offices within a few blocks of each other, on Frey Street, on the Public Square and on North Main, and every one of them costs less to learn this week than at the closing table. Buying your first home? The road from offer to keys →
Begin with the water you can see. Ashland City sits on the northeast bank of the Cumberland River a few miles above the mouth of the Harpeth, and the river here is Cheatham Lake, held back by the lock and dam eleven miles downstream. The county's emergency management office calls the flood of May 1, 2010 a 500-year event that dropped more than sixteen inches of rain on Cheatham County and ranks it the most expensive disaster the county has had; it lists a river flood in March 1997 and a flash flood in May 2000 among the declared disasters before it. The town has carried floodplain rules since at least 1987, when it amended them to stay inside the National Flood Insurance Program, and today enforces Ordinance 547, its municipal floodplain zoning ordinance, while the county keeps separate Flood Damage Prevention Regulations for the land outside the limits. Riverbluff Park and the Braxton Condominiums are on the water, and so is the ground along Tennessee Waltz Parkway that the town wants to turn into ballfields and a campground. A river view and a mapped flood zone are often the same lot. Before the inspection period closes, put the address into FEMA's map, ask the seller for an elevation certificate if one exists, and get the flood insurance quote in writing. ‡‡‡‡‡‡‡
Then the map. ZIP 37015 is mostly Cheatham County, but it has segments in Davidson and Montgomery Counties as well, and the town's own limits reach southeast down Highway 12 to the Davidson County line, where the industrial park sits. A parcel across that line records with the Davidson County Register of Deeds on Deaderick Street in Nashville, and if its owner ever dies with the deed in one name, the estate goes to the Davidson County Probate Court rather than the Chancery Court on Ashland City's square. The county's GIS map, linked from the Building and Codes page, shows the county and the city limit for any parcel. Write both down before the offer goes in, and send Vanderpool Law the address with the contract so the title search is ordered in the right county the first time. ‡‡‡‡‡
Inside town, the water and the sewer belong to the town. The water department draws from Marrowbone Creek, the sewer reaches about 87 percent of the city by the 2026 community profile, and new service is set up at City Hall, 405 North Main Street, with a copy of your driver's license on file; the town also serves customers past the limits under rules it reset by resolution in March 2025. The rest of town and most of the county land around it drain to a septic system, and the town's building page is blunt about what that means: a septic permit must be in hand before a building permit issues, and the permit has to match the plans bedroom for bedroom. That permit comes from the state's Division of Water Resources, not from the town. So ask the seller for a sewer account number, and if there is none, for the septic permit, and compare its bedroom count with the listing's before you compare anything else. Power comes from Cumberland Electric on North Main Street and gas from Piedmont, which makes three transfers to line up for closing week. ‡‡‡‡‡
Much of what is new here shares a wall. The town's 2024 community profile counts about 2,573 dwelling units, says several apartment complexes and townhome developments have opened in recent years, and expects residential growth to stay steady while commercial building picks up along Highway 12. A townhome or a condominium comes with recorded covenants and an association budget, so read both rather than the brochure, and take the dues figure from the association's own statement, not from a listing. The town enforces the 2018 International Codes under Ordinance 551 and keeps a Highway 12 Land Use Plan with maps, a Design Review Manual and a construction-site maintenance ordinance, all through the Building Codes, Planning and Zoning office at 405 North Main Street; the planning commission meets the first Monday at 5:30 as needed and takes the subdivision applications. Ask that office what has been approved on the land beside the lot you want. On a new build, ask the builder for the final inspections before you accept the keys, and expect the builder's own purchase agreement instead of the Tennessee REALTORS form, with a closing clause worth reading before you sign it. ‡‡‡‡‡
Now the money. Ashland City levies its own property tax on top of the county's: the Comptroller's figures carried on the 2026 community profile show a city rate of about 46 cents per hundred dollars of assessed value for 2025 beside the county's rate, with houses assessed at a quarter of their value. Both rates were reset after Cheatham County's 2024 reappraisal, when the Assessor said values rose about 72 percent on average, so read the current figures off the Trustee's bill from Suite A at 354 Frey Street rather than off a listing. Tennessee taxes become payable the first Monday in October and draw interest from March 1, and the standard contract prorates the year as of the closing date, so on a fall or winter closing find out whether the seller has already paid. Buying acreage past the limits? The Assessor in Suite B of the same building handles greenbelt, the state's acreage minimums and rollback rules decide whether the low assessment survives the sale, and the contract should say who pays a rollback if it does not. The state transfer tax, 37 cents per hundred dollars, falls on the buyer under the standard form, and the deed records with the Register in Suite C, who publishes no turnaround time. ‡‡‡‡‡‡‡‡‡‡ Who pays which closing costs in Tennessee →
We have done this before, for buyers and for sellers. We know that convenience is a primary consideration when the closing office is not around the corner, so we make it convenient. We have mobile notaries who come to your kitchen table. In most cases, depending on your particular situation and, if you are buying, your lender, you can close with a remote online notary, which works like a Zoom call except that you are signing. And in special cases we come to you ourselves. Distance is a logistics problem, not a representation problem.
The neighborhoods of Ashland City
The Public Square
The 1869 courthouse at 100 Public Square, on the National Register since 1976, still holds the county's courts, including the Chancery Court whose Clerk and Master handles probate from Suite 106, and the emergency management office in Suite 90. The streets around the square hold the oldest houses in town; on one of those, the survey and the sewer or septic record say more than the remodel photos.
Frey Street
One block of county government: the Trustee in Suite A, the Assessor in Suite B and the Register of Deeds in Suite C of 354 Frey Street, with the county Building and Codes office at 350. Every deed, tax bill, greenbelt filing and county permit for an Ashland City parcel passes through this block.
North Main Street
The new City Hall at 405 North Main Street, finished in 2025, now takes the water and sewer applications and houses the Building Codes, Planning and Zoning office; TriStar Ashland City Medical Center with its 24-hour emergency room is at 313 and Cumberland Electric's office at 315. For a buyer that is one street for the service transfer, the permit history and the zoning question.
Highway 12 South to the Davidson line
The town's limits follow Highway 12 southeast to the Davidson County line, past the Ashland Farms apartments and the industrial park where A. O. Smith, the town's largest employer, makes water heaters. The town's Highway 12 Land Use Plan says what the corridor is meant to become, so read it before buying a house that fronts the road, and remember that a parcel past the county line records in Nashville, not on Frey Street.
The riverfront
Riverbluff Park, where the town holds Summerfest, the Braxton Condominiums and the Cumberland River Bicentennial Trail all sit on the water, and the town's five-year capital plan puts ballfields and a campground along Tennessee Waltz Parkway beside the river. Anything with that view gets the FEMA map and the town's floodplain ordinance read before the offer, and the insurance quote before the appraisal.
Aberdeen Woods and the subdivisions off the state routes
A local agent's guide dates Aberdeen Woods to 2005, on Rose Court and Willowbank Drive, and names Cheatham Acres, Sycamore Ridge, Kimbal Perry and Sugar Hills as its neighbors. A guide is not a plat: ask for the recorded restrictions on any of them, and never take a listing's word that there is no association, because recorded covenants bind the lot whether or not anyone collects dues.
County land past the limits
Outside the town boundary the county's zoning resolution and subdivision regulations govern from 350 Frey Street, the house is on a state-permitted septic system, and the school question is open: the district lists Ashland City Elementary STEM Academy on Elizabeth Street and East Cheatham Elementary on Bearwallow Road, publishes no zone map, and asks families to call 615-792-5664 for an address's school. For acreage, ask whether it is on greenbelt and who pays the rollback.
Chapmansboro and Highway 12 North
Up the river toward the lock and dam, Chapmansboro is the county's unincorporated community, with its own post office name and ZIP 37035 and West Cheatham Elementary on Highway 12 North. There is no town there: the county's rules, the county's permits and the state's septic permit are the whole list, and the deed still records on Frey Street.
Three steps, and the first one is yours
Send us the contract
Signed already or still deciding, send Vanderpool Law the contract on your Ashland City house and ask for a contract review. It is complimentary when we handle your closing; all you have to do is ask.
We read it and tell you what it says
Vanderpool Law reads it line by line and puts each clause in plain English, so you know what you are agreeing to while there is still time to do something about it.
You close with Vanderpool Law on your side of the table
On closing day, when you ask, Vanderpool Law sits on your side of the table, under a signed engagement letter, and answers your legal questions as your lawyer. You leave closed, understood and represented.
Title services included - and Vanderpool Law on your side of the table
On a Ashland City closing, Vanderpool Law handles the title work - the title search, the title insurance, the escrow and the closing itself - for the same fee a title company charges. The difference is that Vanderpool Law is a law firm: it represents you at the table, and it offers four complimentary services to every buyer and seller, before you sign or after: contract review, a preliminary title search, a preliminary settlement statement, and a savings check. All you have to do is ask.
- A title company cannot give you legal advice. Tennessee's law on the practice of law ends its first sentence plainly: "nor shall any association or corporation engage in the practice of the law or do law business, or both." ‡
- The attorney at a title company's closing table does not represent you, and some title companies now ask you to sign a disclaimer that says so. Vanderpool Law puts the opposite in writing: an engagement letter that says we represent you.
Who pays what at a Tennessee closing
Unless the blanks in your contract say otherwise, this is where each cost lands. Only the transfer tax is set by law; everything else is a line in the contract, and every line can be negotiated - which is why Vanderpool Law wants to read it before you sign.
| Cost | Who pays unless the contract says otherwise |
|---|---|
| Transfer tax on the deed | Buyer - the only closing cost a Tennessee statute assigns ‡‡ |
| Mortgage tax and recording the deed and deed of trust | Buyer ‡ |
| Buyer's closing fee | Buyer ‡ |
| Deed preparation and the seller's closing fee | Seller ‡ |
| Paying off and releasing the seller's mortgage | Seller ‡ |
| Owner's and lender's title insurance | A blank in the contract. Middle Tennessee custom on a resale: the seller pays both; on new construction the buyer usually does ‡‡ |
| Property taxes for the year | Split - prorated to the day of closing ‡ |
| Association dues | Seller, through closing ‡ |
| Agents' commissions | Negotiated - since August 17, 2024, in written agreements and the contract ‡ |
Included with every closing
Four complimentary services — before you sign or after.
For every buyer. For every seller. All you have to do is ask.
Preliminary Title Search
Run before you sign or list. Catches most title problems while you still have options — not 24 hours before closing, when you don't.
Contract Review
Vanderpool Law reads it line by line and translates every clause into plain English. So you know exactly what you're signing — before you sign it.
Preliminary Settlement Statement
Every number, days before closing day. No surprises at the table. No "wait, what's this fee?" moments. Just a clear picture, early.
Savings Check
Forward a quote from your lender, inspector, or insurance agent. We'll tell you if it's in line — or worth a second call. We don't sell any of those services. We just know what fair looks like.

Why Vanderpool Law, here
- An Ashland City question runs through one block and one square: the Trustee, the Assessor and the Register at 354 Frey Street, county codes at 350, the Clerk and Master at 100 Public Square and the town at 405 North Main. Ask Vanderpool Law and one person walks all of them for you.
- On a house near the river, the FEMA map and the town's floodplain ordinance are read alongside the title work, so the insurance quote lands before the appraisal rather than after.
- On a parcel toward the Davidson line, you learn which county holds the deed before the title search is ordered, so it is ordered once, from the right courthouse.

- Who picks the title company in Tennessee?
- Do title companies charge a fee?
- What does a title company not do?
- Does it matter which title company you use?
- Who pays closing costs, the buyer or the seller?
- What does a title company do?
- How do you pick a title company?

- The Tennessee Paradox: you choose who closes, but a title company can't be your lawyer
Questions people in Ashland City ask us
Is every Ashland City, TN 37015 address in Cheatham County?
No. ZIP 37015 has segments in Cheatham, Davidson and Montgomery Counties, and the town's limits run down Highway 12 to the Davidson County line. The county decides where the deed is recorded, who sends the tax bill and which court sees the estate: a Davidson-side parcel records with the Register on Deaderick Street in Nashville. Look the parcel up on the county GIS map before you make an offer. ‡‡‡‡
Who provides water, sewer and electricity in Ashland City, TN?
The town itself runs the water and sewer: water from Marrowbone Creek, sewer across about 87 percent of the city, with new service set up at City Hall on North Main Street. Cumberland Electric Membership Corporation supplies power and Piedmont Natural Gas supplies gas. A house the sewer does not reach runs on a state-permitted septic system, so ask which the address has before you sign. ‡‡‡
Does Ashland City have a city property tax?
Yes, on top of the county's. The 2026 community profile, citing the Comptroller's Division of Property Assessments, lists a city rate of about 46 cents per hundred dollars of assessed value for 2025 beside the county rate. Both were reset after the 2024 reappraisal, when values rose about 72 percent on average, so take the current figures from the Trustee's bill rather than an old listing. ‡‡‡
Where is an Ashland City deed recorded, and how long does it take?
At the Cheatham County Register of Deeds, Chrissy Henderson, 354 Frey Street, Suite C, open weekdays 8:00 to 4:00. The office publishes no turnaround time and its page does not say whether it accepts electronic recording. A parcel across the Davidson line with an Ashland City address records in Nashville instead. ‡‡
What should I check for flooding before buying in Ashland City?
Put the address into FEMA's Flood Map Service Center, then read the town's municipal floodplain zoning ordinance, Ordinance 547, or the county's Flood Damage Prevention Regulations if the lot is outside the limits. The county's emergency management office calls the May 2010 flood a 500-year event with more than sixteen inches of rain, and the town sits on the Cumberland. Any mapped flood zone on the parcel means an insurance quote in writing before you commit. ‡‡‡‡‡
Who issues the septic permit for a house outside Ashland City's sewer?
The State of Tennessee, through the Division of Water Resources. The town's building page says a septic permit must be in hand before a building permit issues and must match the plans bedroom for bedroom, so a house permitted for three bedrooms and sold as four is a question for the state, not the listing agent. Get the permit during the inspection period and compare the counts. ‡‡
The builder picked a title company for my new Ashland City townhome. Can Vanderpool Law still close it?
The Tennessee REALTORS Purchase and Sale Agreement gives the buyer and the seller each a line to name a closing agency. A new townhome or condominium here often comes on the builder's own form, which can read differently, so look at its closing clause before you sign. Send the contract to Vanderpool Law first; the review is complimentary when we handle your closing, and all you have to do is ask. ‡‡
