Most of the city's people live on the Davidson County side and the rest on the Sumner County side, and that line decides where your deed is recorded, who bills your taxes, who supplies your water and which schools serve the house. Get that answer before you sign; the title search, the tax proration and the permit questions all start from it.

Start with the parcel, not the street name. Even the city hedges: ask it where to get a copy of a subdivision plat and the answer is the Davidson County Register in Nashville or the Sumner County Register in Gallatin, depending on the lot. Before you make an offer, put the address into Metro's Parcel Viewer and into Sumner County's property search. Whichever one finds the house tells you which county's records the title search must cover and which Register gets the deed on closing day. ‡‡‡

Then make sure the house is inside Goodlettsville at all. A ZIP code is a mail route, not a city limit, and 37072 proves it: the Census Bureau's 2020 crosswalk has it running into Davidson, Sumner and Robertson counties and into Millersville, Ridgetop, the Shackle Island area and Metro Nashville, and much of it lies outside the city. A house can carry a Goodlettsville mailing address, owe the city no tax, get no city services and answer to another government's zoning. Before you rely on the listing, look for the parcel in the city's property tax lookup. ‡‡‡

Inside the city limits, a house gets two property tax bills. The City of Goodlettsville sends one, due the last day of February. The county sends the other. On the Davidson side that bill comes from the Metropolitan Trustee, mailed in October and due by the end of February, at Metro's General Services District rate, with the city's own rate charged on top. On the Sumner side, the Sumner County Trustee in Gallatin starts charging interest on March 1. The Tennessee REALTORS contract splits the year's taxes at the closing date, and a split is only right if it counts both bills, so ask to see the city's and the county's before your settlement statement is final. ‡‡‡‡‡‡

The line runs through the pipes and the permits as well. The city handles the sewer, but the water comes from White House Utility District on the Sumner side and from Madison Suburban Utility District or Metro Water Services on the Davidson side; find out which before you set up service for closing day. Work on the house splits the same way. The city issues the building permit everywhere, but on the Davidson side Metro Codes issues the plumbing, gas, mechanical and electrical permits, on the Sumner side the electrical permit comes from the State Electrical Inspector in Hendersonville, and the city holds the certificate of occupancy until those final inspections pass. If the seller finished a basement or added a room, ask for the permits, and on the Davidson side check Metro's permit history for the address, not just the city's records. ‡‡‡‡

Buying new on the Sumner side, or a lot to build on? New residential, commercial and industrial development in Sumner County owes the county's Adequate Facilities Tax - since May 1, 2024 it is paid at Sumner County Building and Codes in Gallatin, and Goodlettsville will not issue a building permit until it sees proof of payment. On a lot, put that tax in the budget before you sign; on a builder's finished house, ask whether the price already covers it. The other new-house question is whether everyone who worked on it has been paid. A Tennessee owner may record a Notice of Completion, and once it is on record, unpaid contractors and suppliers have less time to give notice of a lien; the Sumner Register keeps a page for it on its website. Ask the builder whether one was recorded, and ask Vanderpool Law to read the title commitment for anything still owed. ‡‡‡‡

The southern part of the city, where most of its residents live. The deed goes to the Register on Deaderick Street in Nashville, county taxes to the Metropolitan Trustee, water to Madison Suburban or Metro Water, and the schools are Metro Nashville Public Schools. The Sumner County side

The northern part of the city. The deed goes to the Register in Gallatin, county taxes to the Sumner County Trustee, water to White House Utility District, and the schools are Sumner County's - run the exact address through the district's school-zone locator. New construction here owes the county's Adequate Facilities Tax, so find out who is paying it before you sign.

Rivergate

RiverGate Mall closed in February 2026 and is coming down for a mixed-use project; buying nearby, check with the city's planning department what is planned for the site before you sign.

Downtown and Main Street

Thinking of a shop or a home business in an older house near City Hall or the antique district on Main Street? Look the parcel up on the city's zoning map before you sign; the contract will not do it for you.
