Your Law Firm for Life. Real Life.
Real Estate · Estate Planning · And the other moments worth getting right.
In real life, most people only need an attorney a handful of times. And usually it’s not because something went wrong — it’s because something important is happening. A house. A marriage. A baby. A business. A parent getting older. The moments you’ll remember. The moments we were built for.
Vanderpool Law is the firm you keep for all of them. Plain English. Fair fees. A real attorney in your corner — for those Real Life Moments.
Real Life Moments
The moments we’re built for.
Most Tennesseans go through the biggest legal moments of their lives without a lawyer in their corner — and don’t realize what they missed until it’s too late. We focus on the moments where having one changes the outcome.
Buying or selling a home.
A real attorney at the closing table — for the same price a title company charges.
All four free*
One ask — send us the purchase and sale agreement before you sign. Every day we save Tennesseans money, trouble, or both — but only when we get a look before the ink is dry.
See our free services →Writing a will or setting up a trust.
Keep your family out of probate court on the hardest day of their lives.
Starting a business — or protecting what you built.
LLC formations, operating agreements, and the paperwork that actually holds up.
Getting married — or protecting what you’re bringing in.
Prenuptial agreements drafted the way Tennessee courts actually read them.
Caring for an aging parent.
Powers of attorney, healthcare directives, deed changes — planning that prevents a courthouse visit later.
All of life’s moments that don’t fit neatly in a box.
We’ll either assist you — or point you in the right direction.
One firm. Both sides of life. Whenever one of these moments shows up — whether it’s your first time or your fifth — you already know who to call.
Some other moments in life we should talk about.
The ones where you’re not sure whether you need a lawyer at all. A lease. A contract. A small business question.
Call us. If we can help, we’ll tell you. If we can’t, we’ll say so in the first five minutes and point you toward someone who can. We don’t do divorce or criminal work — but for nearly everything else that falls under “real life,” the first call starts here.
Tennessee Code Annotated § 23-3-103
Why a law firm, not a title company?
Here’s something most Tennesseans — and most Realtors — don’t know: the attorney at your title company closing isn’t your attorney.
Under Tennessee law, a title company is a business entity, and business entities cannot practice law. “Attorney-owned,” “attorney-led,” “attorney-supervised” — those are marketing labels for the business, not a relationship with you. Without a signed engagement letter, there is no attorney-client relationship. No privilege. No advocate. No one in your corner.
Roughly 70% of real estate transactions hit a serious snag before closing. When yours does, you don’t need a referee. You need someone whose only job in that room is you.
For the same price as a title company, you get a real law firm — and you keep us for life.

Estate Planning
Why a will or trust — and why now?
Half of Tennesseans die without a will. Their families pay for it — often tens of thousands of dollars in probate costs, months in court, and decisions made by a statute instead of by the person who loved them.
A proper estate plan is how Tennessee families pass property, protect minor children, avoid probate, and spare the people they love from a courthouse on top of their grief. Internet forms won’t do this correctly. Neither will the LegalZoom template your brother-in-law swears by.
A will. A trust, if you need one. A durable power of attorney. A healthcare directive. A guardianship designation if you have kids.
Flat-fee packages. Free* 30-minute consultation. Done properly, once, by a real Tennessee attorney.

An AI assistant from a law firm — not a title-company chatbot.

- If it’s a real legal question, Jim will reach out
What does “attorney-led title company” actually mean for me?
In Tennessee, under T.C.A. § 23-3-103, a title company cannot practice law. “Attorney-led” means an attorney owns, leads, or supervises the business — not that an attorney represents you. Without a signed engagement letter, no attorney-client relationship exists. Would you like Jim to review your contract before you sign?

★★★★★ from real Tennessee clients.
The buyer tried to keep escrow money instead of using it as agreed. A title company would’ve shrugged. Jim fought for over a year to get my money back — and won. That’s real legal representation.
Jim walked us through our first will and trust package after our son was born. He didn’t upsell us on things we didn’t need. The flat fee matched what he quoted. Finally, a lawyer who sounds like a real person.
My first-time homebuying journey had become an absolute nightmare. Jim stood by me, offering honest advice when I was being taken advantage of. He turned one of the hardest experiences of my life into one that ended with relief and gratitude.
