The address is the first thing that can mislead you. The Census Bureau's 2020 file matching ZIP codes to counties puts most of 37122 in Wilson County, with smaller pieces in Davidson and Rutherford, and the city's own January 2026 ZIP map shows 37076 (Hermitage) and 37138 (Old Hickory) pressed against the Davidson line. The county that holds the parcel settles three things the contract assumes you already know. One is the deed office: Wilson County's Register in the courthouse on East Main Street in Lebanon, Davidson County's on Deaderick Street in Nashville, or Rutherford County's on North Maple Street in Murfreesboro. Then the trustee who bills the taxes, and the school system. Check the parcel record, not the listing, before you sign, or send the address to Vanderpool Law and ask us to. ‡‡‡‡‡
Then comes the city line. Mt. Juliet has taxed property inside its limits since 2011, and for the fiscal year that began July 1, 2026 the rate is 28 cents per 100 dollars of assessed value - its own bill, on top of the Wilson County Trustee's. The city mails its October notice to whoever held the deed on January 1; the Trustee mails in mid-October to the property address. Either can be paid without interest through February. The Tennessee REALTORS contract divides the year's taxes at closing, so a fall closing needs a written answer to one plain question: which bill has been paid, and by whom? Inside the limits there is a city stormwater fee as well, set up by ordinance in November 2022. The lakes are where the listing photos and the rules part company. Old Hickory lies north of the city and Percy Priest to the south, and the Corps of Engineers runs each shoreline under its own plan. On Percy Priest the answer is short: no private docks or other private floating facilities, and no mowing or clearing on public land. On Old Hickory the answer is maybe. That plan does allow permits for some private docks and some residential mowing, but the Corps warns that owning the land beside its shoreline gives you no special rights, that there are several areas where a private dock cannot be permitted, and that anyone buying with a dock in mind should check with the Old Hickory Lake Resource Manager's Office first. Bank work on Corps land takes a permit too. If the water is part of what you are paying for, get the Corps' answer for that exact lot, and a survey that shows where the private land stops, before the contract binds you. ‡‡‡
Water and wind come next. The city's floodplain page links to a FEMA restudy of the Stones River watershed and posts preliminary flood maps from it - maps the page says will affect flood-insurance requirements and premiums for a portion of residents. Preliminary means they may still change, so look at both: put the address into FEMA's Flood Map Service Center for the map in force today, compare it with the preliminary panels, and get an insurance quote before you write the offer rather than after the appraisal. The wind came on March 3, 2020. The Weather Service's survey traced a tornado through the Chandler Road and Triple Crown Parkway neighborhoods at EF-2, then through the Catalpa Drive and Clearview Drive neighborhoods at EF-3, where homes were leveled; West Wilson Middle School and Stoner Creek Elementary had to be torn down and rebuilt. Rebuilt is not a warning label. It is a reason to ask the seller for the permits and the contractor's paperwork, check them with the city's Building and Codes Department, and tell your inspector which parts of the house are new. ‡‡‡‡‡
Mt. Juliet has grown quickly - the Census Bureau puts it at 45,172 people in July 2025, against an estimates base of 39,308 in April 2020 - and the city's January 2026 subdivision map runs page after page of named neighborhoods. A new house brings two questions a resale usually does not. Has everyone who built it been paid? Tennessee lets an owner record a notice of completion, which shortens the time subcontractors and suppliers have to give notice of a lien, so ask whether one is on record and read what the title commitment says about unpaid work. And what has been recorded against the lot? A recorded declaration can set dues and rules you will live under, so read it before you sign, not when it is slid across the closing table. Del Webb is one of the communities named on the city's subdivision map, and that is all the map tells you. The recorded documents are what bind you; read them before you commit.
Villages of Mt. Juliet
The city's map marks it, beside Providence, as one of two large subdivision developments. Ask for the recorded plat of your section and compare the lot lines on it with the ones you were walked around.
Rutland Farms (City Side)
The city's map names this subdivision by which side of the city line it is on - a reminder that the line runs right through some neighborhoods. Check the exact lot on the official city-limits map before you count on a city tax bill, or on not having one.
Triple Crown, Chandler Road and Clearview
The 2020 tornado crossed these neighborhoods and reached EF-3 along Catalpa and Clearview Drives. A house here may have been repaired or built new since, so get the permits and the contractor's records into your inspector's hands before the inspection, not after.
The Old Hickory Lake side
North of the city, a private dock or mowing on Corps land needs a permit, and in some stretches no dock can be permitted at all. Call the Corps' Old Hickory Lake office about the exact lot before a dock becomes part of the price you offer.
Toward Percy Priest and Gladeville
To the south, the Percy Priest shoreline allows no private dock of any kind. The Gladeville schools carry Mt. Juliet addresses, and Wilson County Schools approved rezonings for Gladeville Elementary and Gladeville Middle for 2026-2027 - if the school is the reason, check the zone by street address.
The Davidson County side of 37122
A sliver of the Mt. Juliet ZIP sits in Davidson County. There the deed is recorded on Deaderick Street in Nashville, and Wilson County's school lookup will not recognize the address. Confirm the county from the parcel record, whatever the mailing label says.
