Buying · Selling · Pleasant View, Tennessee
A Pleasant View, TN 37146 address can sit in Cheatham County or across the line in Robertson County, the house may drain to the utility district's sewer or to a state-permitted septic tank, and the lot may be one of hundreds the town approved before it slowed new subdivisions - three answers worth having while the contract still lets you walk.
For the same fee a title company charges, Vanderpool Law offers four complimentary services to every buyer and seller, before you sign or after: contract review, a preliminary title search, a preliminary settlement statement, and a savings check. All you have to do is ask. Plain English, here in Pleasant View.
In short: Vanderpool Law is a law firm that closes for buyers and sellers in Pleasant View, Tennessee, for the same fee a title company charges. It also offers four complimentary services to every buyer and seller, before you sign or after: contract review, a preliminary title search, a preliminary settlement statement, and a savings check. Send us the contract, ideally before you sign. The contract review is complimentary when we handle your closing - all you have to do is ask.
Three things nobody tells you before a Pleasant View closing
- The attorney at a title-company closing does not represent you, and some title companies now have you sign a disclaimer saying so.
- The Tennessee REALTORS contract has a line for the buyer's closing agency and a separate line for the seller's; each side chooses its own.
- Vanderpool Law closes for the same fee a title company charges. The difference: ask, and it reads your contract first and works for you.
Pleasant View at a glance
- County
- Cheatham County (county seat: Ashland City) - but the Pleasant View 37146 ZIP code also reaches into Robertson County, and the post office accepts Coopertown for the same ZIP ‡
- Register of Deeds
- Cheatham County Register of Deeds, Chrissy Henderson, 354 Frey Street, Suite C, Ashland City, TN 37015; Monday to Friday, 8:00 to 4:00 ‡
- Recording
- The Register's page publishes no turnaround time and does not say whether it accepts electronic recording ‡
- Transfer tax
- 37 cents per 100 dollars of the price or the value, whichever is greater (Tenn. Code Ann. 67-4-409) ‡
- Median sale price
- $380,000 for the three months ending June 2026, 42 homes sold that month (Redfin) ‡
- Home values
- $390,900 median value of owner-occupied homes inside the city (American Community Survey, 2020-2024) ‡
- Population
- 5,629 (U.S. Census Bureau estimate, July 1, 2024), up from 4,807 at the 2020 census ‡
- City property tax
- None: the Comptroller's figures carried on the 2026 community profile show a zero city rate; the county rate is set by the County Commission ‡
Closing in Pleasant View
Say the house you want is a 2019 build on a cul-de-sac two miles from the interstate, and the offer went in last night. The statewide contract you signed treats Pleasant View like any other Tennessee town, and that is the problem: it does not ask which county the lot answers to, where the toilets drain, or whether the subdivision was one the town waved through before it stopped approving them. Each answer sits on file with the county, the utility district or town hall, and each one is cheaper to learn during the inspection period than at the closing table. Buying your first home? The road from offer to keys →
The map comes before the mailbox. Pleasant View is a city on the northern edge of Cheatham County, but ZIP 37146 has segments in Robertson County too, and the post office takes Coopertown as a second name for the same ZIP. Coopertown is a Robertson County town, and at least one new subdivision with a Pleasant View street address markets itself as Coopertown. The state's route log even places the Highway 49 interchange with I-24, the city's front door, in Robertson County. Why it matters: a Robertson County parcel records in Springfield, not Ashland City, gets its tax bill from a different trustee, and goes to a different courthouse if the owner ever dies with the deed in one name. Before you write the offer, pull the parcel on the county's GIS map and write down the county and whether it is inside the city limits. Send Vanderpool Law the address with the contract and we confirm both before anything is ordered. ‡‡‡‡‡‡
Then the water, in both directions. Pleasant View Utility District draws its drinking water from Sycamore Creek and also runs the sewer, and the 2026 community profile puts the district's sewer coverage at about sixty percent of the city, treated through a lagoon and STEG system. The other forty percent, and most of the county land around town, drains to a private septic system, and in Cheatham County the septic permit comes from the state, not the county: TDEC's Division of Water Resources evaluates the site and issues the permit, and a complete application can take up to 45 days to process. So ask the seller for two things: the district account, and the septic permit if there is no account. A house that was permitted for three bedrooms and is being sold as a four-bedroom is a question for the state, not the listing agent. New service with the district is applied for in person with photo identification and a connection fee from its published schedule, so a buyer building on a lot should price the tap before the lot. ‡‡‡‡‡
Much of what is for sale here is new. The mayor told a Nashville station in July 2025 that the town had approved 800 buildable lots for new homes by the time he took office and pumped the brakes on approving more, turning its attention to commercial growth. Those lots are being built out now: Ryan Homes is selling at Derby Meadows two miles from I-24 with a pool and dog park still to come, and DSLD is marketing sixteen larger-lot homes at The Estates at Highland Reserves on Turnbull Drive. A pool that is not built yet is a pool someone will be billed for, so read the recorded covenants and the association budget, not the brochure. Expect the builder's own purchase agreement rather than the Tennessee REALTORS form, and read its closing clause before you sign it. The town adopted the 2018 International Codes, and its Building Commissioner issues every Certificate of Occupancy, so ask for the certificate and the final inspections with the warranty papers. ‡‡‡‡‡
Inside the city limits, the town's planning commission meets the fourth Tuesday of the month and its zoning ordinance and subdivision regulations decide what can be built next to you. Outside the limits, the rules change hands: Cheatham County's Building Commissioner on Frey Street in Ashland City enforces the county's zoning resolution and subdivision regulations in the unincorporated areas, and the county keeps its own Flood Damage Prevention Regulations. Flooding is not theoretical here. The county's emergency management office describes the May 2010 flood as a 500-year event that dropped more than sixteen inches of rain across Cheatham County, and I-24 crosses Sycamore Creek on its way out of town. Put the address into FEMA's flood map before the inspection period closes, walk the lot after a hard rain, and if any part of the parcel is in a mapped flood zone, get the insurance quote before the appraisal, not after. ‡‡‡‡‡‡‡
Now the money. Pleasant View levies no city property tax; the Comptroller's figures carried on the 2026 community profile show a zero city rate beside the county rate, so a house inside the limits pays the county and the county alone. Read that rate off the current Trustee bill rather than a profile, because Cheatham County reappraised in 2024, values rose about 72 percent on average, and the Commission set a new rate afterward; the county reappraises every five years. Tennessee taxes become payable the first Monday in October and draw interest from March 1, and the standard contract prorates the year as of the closing date, so on a fall or winter closing find out whether the seller has already paid. Buying acreage on the county side? The Assessor's office manages greenbelt, and the state program's acreage minimums and rollback rules decide whether the low assessment survives the sale. The state transfer tax, 37 cents per 100 dollars, falls on the buyer under the standard form; the deed records at the Register in Ashland City, which publishes no turnaround time. ‡‡‡‡‡‡‡‡‡ Who pays which closing costs in Tennessee →
We have done this before, for buyers and for sellers. We know that convenience is a primary consideration when the closing office is not around the corner, so we make it convenient. We have mobile notaries who come to your kitchen table. In most cases, depending on your particular situation and, if you are buying, your lender, you can close with a remote online notary, which works like a Zoom call except that you are signing. And in special cases we come to you ourselves. Distance is a logistics problem, not a representation problem.
The neighborhoods of Pleasant View
Derby Meadows
Ryan Homes' subdivision off Bay Meadows Way, two miles from I-24, with one-level and two-story plans and a pool and dog park the builder lists as future. The builder's own page calls the location Coopertown, so confirm the county on the parcel, then read the covenants for who pays for the pool once it exists.
The Estates at Highland Reserves
DSLD's small neighborhood on Turnbull Drive, marketed as sixteen homes on larger lots zoned to the Cheatham County schools. Treat the lot count and the school assignment as things to verify on the recorded plat and with the district, not facts to rely on from a listing.
Old Clarksville Pike
The school corridor: Sycamore High at 1021 Old Clarksville Pike and Sycamore Middle next door at 1025, with Pleasant View Elementary on Church Street. The district publishes no zone map; it tells families to call 615-792-5664 to learn which school an address is zoned for, and asks for three proofs of residence to enroll.
Highway 49 at Exit 24
The interstate end of town, where Highway 49 runs about ten miles southwest to the courthouse in Ashland City and northeast to Springfield. A freestanding TriStar emergency room was announced here in July 2025 and the mayor says fast food and a Wawa are coming. Commercial growth next to a house changes its traffic and its drainage; ask the town what has been approved on the land next door.
Highway 41A through town
U.S. 41A, the old Clarksville-to-Nashville road, carries Highway 49 across it in the middle of Pleasant View and is where the utility district keeps its office at 6589 Highway 41A. Older houses along it predate the subdivisions; the Census counts 179 homes in the city built before 1940. On an older house, the septic record and the survey matter more than the brochure.
The Robertson County side
The part of ZIP 37146 that lies across the county line. A deed there records with the Robertson County Register at 525 South Brown Street in Springfield, and the tax bill comes from Robertson County. Same post office, different courthouse: look the parcel up before you assume Ashland City.
County land past the city limits
Outside the town boundary the county's zoning resolution and subdivision regulations apply, enforced from the Building Department at 338 Frey Street in Ashland City, and the house is almost certainly on a state-permitted septic system. For acreage, ask whether the land is on greenbelt and who pays the rollback if it comes off.
Three steps, and the first one is yours
Send us the contract
Signed already or still deciding, send Vanderpool Law the contract on your Pleasant View house and ask for a contract review. It is complimentary when we handle your closing; all you have to do is ask.
We read it and tell you what it says
Vanderpool Law reads it line by line and puts each clause in plain English, so you know what you are agreeing to while there is still time to do something about it.
You close with Vanderpool Law on your side of the table
On closing day, when you ask, Vanderpool Law sits on your side of the table, under a signed engagement letter, and answers your legal questions as your lawyer. You leave closed, understood and represented.
Title services included - and Vanderpool Law on your side of the table
On a Pleasant View closing, Vanderpool Law handles the title work - the title search, the title insurance, the escrow and the closing itself - for the same fee a title company charges. The difference is that Vanderpool Law is a law firm: it represents you at the table, and it offers four complimentary services to every buyer and seller, before you sign or after: contract review, a preliminary title search, a preliminary settlement statement, and a savings check. All you have to do is ask.
- A title company cannot give you legal advice. Tennessee's law on the practice of law ends its first sentence plainly: "nor shall any association or corporation engage in the practice of the law or do law business, or both." ‡
- The attorney at a title company's closing table does not represent you, and some title companies now ask you to sign a disclaimer that says so. Vanderpool Law puts the opposite in writing: an engagement letter that says we represent you.
Who pays what at a Tennessee closing
Unless the blanks in your contract say otherwise, this is where each cost lands. Only the transfer tax is set by law; everything else is a line in the contract, and every line can be negotiated - which is why Vanderpool Law wants to read it before you sign.
| Cost | Who pays unless the contract says otherwise |
|---|---|
| Transfer tax on the deed | Buyer - the only closing cost a Tennessee statute assigns ‡‡ |
| Mortgage tax and recording the deed and deed of trust | Buyer ‡ |
| Buyer's closing fee | Buyer ‡ |
| Deed preparation and the seller's closing fee | Seller ‡ |
| Paying off and releasing the seller's mortgage | Seller ‡ |
| Owner's and lender's title insurance | A blank in the contract. Middle Tennessee custom on a resale: the seller pays both; on new construction the buyer usually does ‡‡ |
| Property taxes for the year | Split - prorated to the day of closing ‡ |
| Association dues | Seller, through closing ‡ |
| Agents' commissions | Negotiated - since August 17, 2024, in written agreements and the contract ‡ |
Included with every closing
Four complimentary services — before you sign or after.
For every buyer. For every seller. All you have to do is ask.
Preliminary Title Search
Run before you sign or list. Catches most title problems while you still have options — not 24 hours before closing, when you don't.
Contract Review
Vanderpool Law reads it line by line and translates every clause into plain English. So you know exactly what you're signing — before you sign it.
Preliminary Settlement Statement
Every number, days before closing day. No surprises at the table. No "wait, what's this fee?" moments. Just a clear picture, early.
Savings Check
Forward a quote from your lender, inspector, or insurance agent. We'll tell you if it's in line — or worth a second call. We don't sell any of those services. We just know what fair looks like.

Why Vanderpool Law, here
- A Pleasant View question can run through four offices: the Register and the Building Department on Frey Street in Ashland City, the utility district on Highway 41A, town hall on Civic Court and, for a Robertson-side parcel, Springfield. Ask Vanderpool Law and one person chases all of them for you.
- On a new build, you see the builder's purchase agreement, the recorded covenants and the Certificate of Occupancy read side by side while the contract still gives you a way out.
- On a house past the sewer lines, the state septic permit and the FEMA map are pulled with the title work, so the bedroom count and the flood zone are settled before the appraisal, not after.

- Does it matter which title company you use?
- Who pays closing costs, the buyer or the seller?

Questions people in Pleasant View ask us
Is every Pleasant View, TN 37146 address in Cheatham County?
No. ZIP 37146 has segments in Cheatham and Robertson Counties, and the post office accepts Coopertown, a Robertson County town, as an alternate name for the ZIP. The county decides where the deed is recorded, which trustee sends the tax bill and which school system serves the house. Look the parcel up on the county GIS map before you make an offer. ‡‡‡
Who provides water and sewer in Pleasant View, TN?
Pleasant View Utility District supplies water drawn from Sycamore Creek and runs the sewer, with East Montgomery Utility District serving part of the area; power comes from Cumberland Electric Membership Corporation and natural gas from Clarksville Gas and Water. The district's sewer reaches about sixty percent of the city, so ask whether the address has a sewer account or a septic permit before you sign. ‡‡
Does Pleasant View have a city property tax?
No. The 2026 community profile, citing the Comptroller's Division of Property Assessments, lists the city's rate as zero and the county's rate beside it, so a house inside the limits pays Cheatham County only. The county rate was reset after the 2024 reappraisal, when values rose about 72 percent on average, so take the figure from the current Trustee bill rather than an old listing. ‡‡‡
Where is a Pleasant View deed recorded, and how long does it take?
At the Cheatham County Register of Deeds, Chrissy Henderson, 354 Frey Street, Suite C in Ashland City, open weekdays 8:00 to 4:00. The office publishes no turnaround time and its page does not say whether it accepts electronic recording. A Robertson County parcel with a Pleasant View address records in Springfield instead. ‡‡
Who issues septic permits for a house near Pleasant View?
The State of Tennessee. TDEC's Division of Water Resources evaluates the site, decides the type of system and issues the permit; a complete application can take up to 45 days, and a repair or modification needs a new application too. On a house with no sewer account, get the permit in hand during the inspection period and compare its bedroom count with the listing. ‡
The builder picked a title company for my new Pleasant View home. Can Vanderpool Law still close it?
The Tennessee REALTORS Purchase and Sale Agreement gives the buyer and the seller each a line to name a closing agency. A new home at Derby Meadows or Highland Reserves usually comes on the builder's own form, and that form can read differently, so look at its closing clause before you sign. Send the contract to Vanderpool Law first; the review is complimentary when we handle your closing, and all you have to do is ask. ‡‡‡
What should I check for flooding before buying in Pleasant View?
Put the address into FEMA's Flood Map Service Center, and read the county's Flood Damage Prevention Regulations if the lot is outside the city. The county's emergency management office calls the May 2010 flood a 500-year event with more than sixteen inches of rain, and Sycamore Creek runs through the area. Any mapped flood zone on the parcel means an insurance quote before you commit. ‡‡‡
This month in Pleasant View
Updated October 2026
- Cheatham County tax bills become payable the first Monday in October and draw interest from March 1. Closing between now and then? Settle in writing who pays the bill that just arrived. ‡
- Pleasant View Utility District's schedule of rates and fees was updated as of September 2026, including the tap fees for new water and sewer service. Building on a lot? Price the connection from the current schedule, not last year's. ‡
- The town has slowed approvals of new residential lots after reaching 800 approved and is steering growth toward commercial projects, including a freestanding TriStar emergency room announced in July 2025 and a planned Wawa. Buying near Highway 49? Ask town hall what is approved on the land next door. ‡
