Closing in La Vergne
Buying or selling a house in La Vergne, you will most likely sign the Tennessee REALTORS form, the same pages people use in Memphis and Kingsport, and it has no line for what is different about this city. It does not ask which county the parcel is in, who sends the second tax bill, where the Corps of Engineers' land starts behind the yard or what the field over the fence is zoned for. Every one of those answers sits in a public record. Look them up while your signature can still say no.
All of La Vergne is in Rutherford County. Its mail is not so tidy. When the Census Bureau laid ZIP areas over county lines in 2020, a slice of 37086 landed in Davidson County, on Metro Nashville ground, and parts of the city itself use Smyrna's 37167 or Nolensville's 37135. A La Vergne address, then, does not prove a La Vergne house, and a Smyrna or Nolensville address does not rule one out. What your closing turns on is the county and the city limits. A Rutherford parcel's deed is recorded in Murfreesboro; a parcel on the Davidson side records at 300 Deaderick Street in Nashville, pays Metro's tax and is zoned for Metro's schools. Before the offer goes in, look the house up by parcel number in the Rutherford County Property Assessor's records, and when the title commitment comes back, make sure it names the county you found. ‡‡‡‡‡‡
Inside the city limits, a house carries two property tax bills, not one. The Rutherford County Trustee sends the county's. The City of La Vergne, which has taxed property since a 1989 ordinance, sends its own from the city Tax Department in early October. Both can be paid without interest through the last day of February. City taxes more than two years behind are collected through the Rutherford County Chancery Court, not the city office. So on the settlement statement, look for a separate proration line for each bill, and have the earlier years checked on both - including any that have moved over to the Chancery Court. ‡‡‡
Utilities split the same way. Water and sewer belong to the city, and its billing office on East Nir Shreibman Boulevard starts service only in person, for a listed owner or tenant who brings a government photo ID and a copy of the settlement statement or a lease. Natural gas comes from Smyrna's gas system, which supplies La Vergne too, and Middle Tennessee Electric counts La Vergne among the cities it serves. Selling? Only the account holder can end water service, with a signed disconnect form and ID, so turn yours in before you hand over the keys. ‡‡‡‡
To the northeast the city runs to Percy Priest Lake, and the ground along the water is public. The city's own visitor page counts 18,854 acres of public land around the lake. Under the Corps of Engineers' shoreline rules for Percy Priest, no owner gets a private dock or any other private floating facility, and no owner mows or clears the government's ground. The Corps' 2007 master plan says the boundary was surveyed and marked on the ground, and that encroachments onto public land have had to be put right. When a listing sells lake access, pin down what that means before it sets the price: get a survey that shows the government line, see whether the fence, the shed or the path to the water crosses it, and read every easement the title commitment lists. A La Vergne house can come with a view of the lake. It cannot come with a dock. ‡‡‡‡
Away from the lake, water still deserves your attention. La Vergne's floodplain rules state outright that areas of the city are subject to periodic inundation. They adopt FEMA flood map panels dated May 9, 2023, and nothing may be built or filled in a mapped flood area without a development permit. The city's June 2025 stormwater plan monitors Hurricane Creek and its West and East Branches, Rock Springs Branch and Finch Branch. The city's stormwater page then draws a line every buyer here should read: flooding from being near a floodplain, water in a house from underground springs or ground water, and a sinkhole on private property are not the city's to fix. They are the owner's - and after closing day, the owner is you. So look at the drainage before you sign. Walk the lot after a rain if you can, ask the seller in writing about water in the house and any sinkhole on the property, and have the inspector follow where the water goes. Put the address into FEMA's Flood Map Service Center and get a flood insurance quote before you agree on a price, and if the seller's flood paperwork is older than May 2023, hold it up against the current panels. ‡‡‡‡
La Vergne grew up around plants and warehouses. Firestone, now Bridgestone, came in 1971, an Amazon distribution center followed in 2020, and some of that ground lies close to houses. The citywide zoning ordinance that took effect October 21, 2025 allows general warehousing by right in its Innovation and Interchange districts and, with added requirements, in the Gateway District. An empty field behind a house is only as quiet as its zoning, so look up the house and the parcels around it on the city's zoning map before you sign. The ordinance reaches houses already standing, too: a duplex in a single-family district cannot add another unit, and a nonconforming use left idle for 30 months cannot start up again. If your plans include a rental, a second unit or a business at home, have the zoning confirmed under the current ordinance rather than an old copy. ‡‡‡‡

Lake Forest Estates
One of the subdivisions on the city's own neighborhood list. Before you buy here, ask for the recorded plat and any restrictions that cover your lot, and let the records - not the listing or a neighbor - tell you whether there is an association and what it may require of you.
Hurricane Creek and Stones River Road
Off Stones River Road, the Hurricane Creek area has a boat ramp, a dock and trails on the lake, and the Corps' 2007 plan says its use rose as subdivisions in La Vergne and Smyrna filled in beside it. Hurricane Creek is also one of the streams the city monitors. For any lot near it, pull the flood map and ask the surveyor for the government line.
Poole Knobs and Jones Mill Road
Near the end of Jones Mill Road, the Poole Knobs campground and launch ramp sit on Percy Priest. Out here, the woods beyond a back yard may be public land, so let the survey show where your lot stops before you plan a path or a clearing.
Old Nashville Highway
The old Dixie Highway, US 41-70, still passes under its railroad overpass, and the city's history pages record that the underpass has flooded. On an older road, fences and driveways often went in long before anyone measured, so order a current survey instead of trusting the one from the last sale.
Waldron Road and Murfreesboro Road
The zoning ordinance puts a streetscape district over these two main corridors, with sidewalk and design standards for new commercial and industrial buildings and a stated aim of walkable shops near homes. A street or two back from either road, check the zoning on the nearest commercial lots - that frontage is where the city expects new building.
Bridgestone Parkway and the industrial side
Industry here goes back to the Firestone plant of 1971. If a house backs toward the industrial parks, read the zoning map for what could operate behind you someday, not just what is there now.
The Antioch line
Northwest, La Vergne meets Antioch, which is Metro Nashville, and the 37086 ZIP crosses the county line between them. Go by the parcel record, not the envelope: the county decides where your deed is recorded, who taxes the house and which school system serves it.
Rock Springs and the Smyrna side
The city's list of local schools includes Rock Springs Elementary and Middle and Stewarts Creek High, and part of La Vergne uses a Smyrna ZIP. Check the school zone by street address on Rutherford County Schools' zone map, and the city limits on the Assessor's record, before either one shapes your offer.
