Closing in Nolensville

Chances are you found the house online, your agent filled in the contract, and everyone involved calls it Nolensville. That one word covers more ground than it seems to. The 2000 census counted about 3,100 people in the town; the Census Bureau's latest estimate is close to 15,800. A place that grows that fast leaves seams, and buyers land on them: which county the lot is in, whose pipe takes the sewer, how near the yard comes to Mill Creek. Start with the county, because the mailing address will not settle it. 37135 is a postal route, not a town boundary, and realtors who sell along its northern edge report that it reaches into Davidson County; Burkitt Village is the neighborhood they point to, with most of its homes on the Davidson side. Do not take a listing's word for the house you want. Look the parcel up - the town's interactive maps are a place to start - and have your agent confirm the county in writing before you make an offer. The answer decides where the deed gets recorded, Franklin or downtown Nashville, which school system the house belongs to, and whether the Town of Nolensville's property tax is on the bill at all. Mill Creek winds through town, and it has come over its banks more than once. At the National Weather Service gauge in Nolensville the record crest is 22.56 feet, from May 2010; on September 13, 2020 the creek rose to 19.53 feet, the second-highest reading taken there. FEMA's flood maps for Nolensville changed on February 26, 2021, so a seller's old elevation certificate, or a flood letter from the last sale, may be describing a map that no longer applies. Type the address into FEMA's Flood Map Service Center yourself and get a flood insurance quote while the offer is still yours to withdraw. If a lender ends up requiring that coverage, you want to have known its price before you agreed to yours. ‡‡‡‡

Here is the one that catches people off guard: whoever sends the water bill may not be the one taking the sewage. The Nolensville/College Grove Utility District sells water and nothing else, and it says sewer in its area comes from either the City of Brentwood or Metro Nashville. In late 2024 the Town Manager said Metro's line near Kidd Road was running at about 80 percent of capacity, which slowed new connections, and Metro has a project on its books to replace about five miles of main along Mill Creek between November 2026 and November 2028. On a resale, find out who bills the sewer before closing. On a lot, or a house in a section still going up, get it in writing that sewer service is secured for that specific lot. Close on a connection, never on a promise of one. ‡‡‡

Many Nolensville houses are new or close to it - Scales Farmstead, for one, went up in phases between 2017 and 2023 - and buying from a builder is a different transaction from buying from a family. Ask whether the builder has recorded a Notice of Completion with the Register of Deeds. Under Tennessee law that notice shortens the window unpaid subcontractors and suppliers have to give notice of a lien, and your title commitment should show any lien already on record. If the sales office hands you its own purchase agreement instead of the Tennessee REALTORS form, read it for what it is: a document the seller's side wrote, every blank and every default chosen with the seller in mind. Two last items for the list. If the house is in the old village along Nolensville Road, check whether it falls inside the town's Historic District Overlay. Inside it, most exterior work - an addition, new construction, demolition, a fence, siding or roofing that goes beyond in-kind repair - needs a Certificate of Appropriateness from the Historic Zoning Commission before it starts. Buying an older place in order to change it? Ask the town what it will approve while you can still say no to the house. And when the deed is recorded, Tennessee's transfer tax is 37 cents for each 100 dollars of the price or the value, whichever is greater, at the same rate on either side of the county line, and the standard Tennessee REALTORS agreement puts it on the buyer. The neighborhoods of Nolensville

The village center and Historic District Overlay

Looking along Nolensville Road in the old village? Ask first whether the house is inside the Historic District Overlay, because exterior changes there wait on the Historic Zoning Commission. Look across the road too: in February 2024 the town approved a 27-acre town square on the west side of Nolensville Road, south of Rocky Fork Road, so find out what is planned beside the house you are buying.

Bent Creek

Single-family homes, attached homes and a 55-and-older section, The Cottages at Bent Creek, where the association fee covers lawn care, all built between 2005 and about 2020. Dues are not the same across the community, so learn which section the house is in and get that section's numbers before you sign.

Ballenger Farms

Beazer Homes built it in phases from about 2004 to 2012, with entrances off Ballenger Drive and off Rocky Fork and Newsome Lane, and walking trails and open space where some neighborhoods would put a pool. Buyers like its shorter list of association rules. Shorter is not none; read them before they bind you.

Scales Farmstead

Roughly 222 homes off Sunset Road, built in phases by three builders from 2017 to 2023. A realtor's guide puts it in the Jordan Elementary and Sunset Middle zones rather than the village schools - reason enough to look the zone up by street address yourself.

Silver Stream Farm

In 2019 the Williamson County school board moved about 200 students who live here from Mill Creek Elementary to Nolensville Elementary - the neighborhood's second rezoning in less than five years. If one particular school is why you are buying, allow for the line moving again.

Catalina

Half-acre homesites off Rocky Fork Road, built in six phases from about 2009 to 2019, all on public sewer. Some phases pay association dues monthly and others quarterly; get the schedule for the lot you are buying before you sign, not on closing day.

Burkitt Village (Davidson County side)

Homes built from about 2016 to 2021 with a Nolensville mailing address - and, by realtors' accounts, mostly on the Davidson County side of the line. Look up the parcel before you compare prices with houses a mile south. A Davidson County deed records with the Register in Nashville, and the same realtor guide puts most homes in Metro Nashville school zones.
