Closing in College Grove

You have found the place - a few acres off Horton Highway, or a new house in one of the club communities - and the contract is signed or nearly so. It is the Tennessee REALTORS form, the same one a buyer in Memphis or Knoxville signs, and nothing in it was written with College Grove in mind. It will not tell you who governs the land, where the house sends its wastewater, or whether a farm tax status or a zoning limit comes along with the deed. Each of those has a step to take, and every one of them is easier while the contract can still change.

There is no College Grove city hall to call. The community is unincorporated, so Williamson County writes the zoning, issues the building permits and approves any division of land. The county's ordinance gives the old village a district of its own, the College Grove Village District, and in its core - roughly the blocks between Depot Street, Harper Street, Bellenfant Road and the lots facing Horton Highway - a house lot can be as small as 15,000 square feet. Step out into the RD-5 district the county wrote for rural land east of I-65 and a lot in a traditional subdivision needs five acres. If the price you are paying assumes you can split the tract or put more than one house on it, get the district from the county first; nobody else checks that arithmetic for you. ‡‡

Ask early how the house gets rid of its wastewater, because out here there is more than one answer. It may be a septic tank and field in the yard, a system a subdivision built for itself, or public sewer - and the county's own plan for the village was written assuming septic, with a warning that poor soils limit septic on many lots. Newer subdivisions put in their own systems: in June 2026 the county planning commission was still acting on bonds for the wastewater collection lines in Sections 16 and 17 of The Grove. Whichever kind you are buying, request the septic file from the county's Department of Sewage Disposal Management before you sign. If an addition is part of the plan, know this too: where an existing system cannot be documented, the county will not permit a remodel or an addition until a back-up area is identified. ‡‡‡‡

Much of what changes hands here is land; inside the village alone, the county's plan found agriculture to be the largest use by acreage. Land in greenbelt is taxed on its farm or forest use instead of its market value, and that status does not follow the deed on its own - the new owner reapplies by March 15. Farm and forest land needs at least 15 acres to qualify, and when land stops qualifying the county collects the taxes saved over the past three years, or five for open space. Decide in the contract who pays that rollback. Then look at the water. The Harpeth River rises just east of College Grove, and the county's plan puts many properties on the village's east side in the 100-year floodplain, so look the parcel up on FEMA's flood map before you make an offer, not when the survey comes back. ‡‡‡‡

Do not let the mailing address settle which county you are buying in. A College Grove address does not prove the county, and the county decides where the deed is recorded, who sends the tax bill and whose septic and zoning rules apply. Check the parcel record before you sign; it takes a few minutes, and a closing prepared for the wrong county has to be corrected before anything records. ‡

When the parcel is in Williamson County, the deed goes to the Register of Deeds on West Main Street in Franklin. The office accepts electronic filings but publishes no time for how long recording takes, so treat any promised date with care. Tennessee's transfer tax is 37 cents per 100 dollars of the price or the value, whichever is greater, and the standard Tennessee REALTORS contract assigns it to the buyer. The property tax bill has a habit of surprising sellers: the county addresses it to whoever owned the land on January 1, so a seller who closed over the summer can still find the October bill in the mailbox. The proration in the contract, not the name on the envelope, settles who actually pays. ‡‡‡‡‡

The neighborhoods of College Grove

College Grove Village

The old crossroads at Horton Highway and Arno-College Grove Road is a county zoning district of its own, with smaller lots and a three-story limit in the core. The old Bank of College Grove building and the College Grove Methodist Church are on the National Register. If an old building is part of why you are buying, read the district's rules before you plan any change to it.

New Town

West of the rail line, reached by New Town Road, with only two rail crossings in the whole village. Before you sign, have the survey confirm the road frontage and any easement your driveway depends on.

The Grove

A private, gated club community off Arno Road. Its revised plan for 782 lots on about 1,230 acres went to the county planning commission in September 2025. A lot or a new house here can come with covenants, a membership question and a builder's own contract - three documents to read before you commit, not one.

Troubadour Golf & Field Club

Discovery Land Company's community around a Tom Fazio course, planned for about 375 residences on 860 acres. The club's documents bind you as surely as the deed does, so give them the same reading before you sign.

Reeds Vale

The busiest new-home community in the ZIP code, built only by Signature Homes, with 100 closings in the twelve months to August 2026. Its homes are zoned for Arrington Elementary, not College Grove Elementary - proof that the school follows the street address, not the town name on the listing.

Falls Grove and McDaniel Estates

Buying in either one? Ask for the restrictions of record, and find out whether the house is on septic, a shared system or public sewer, before you sign.

Near the Haley-Jacqueth Wildlife Management Area

Alfred and Eula Lee Jacqueth gave their 230-acre farm on the Harpeth River to the Tennessee Wildlife Resources Agency. A lot near it still sits near the river, so pull the flood map for that exact parcel before you make an offer.

Is College Grove, TN a town? Who handles zoning and permits?

No. College Grove is unincorporated, so Williamson County is the government that counts for a property here. The county's zoning ordinance has a College Grove Village District for the old village, where lots in the core can be as small as 15,000 square feet; rural districts such as RD-5 call for five-acre lots in a traditional subdivision. Buying land to build on or divide? Get the district from the county before you agree to the price. ‡‡

College Grove homes: sewer or septic?

Ask, because it differs house by house: a septic tank, a subdivision's own system or public sewer. Which school is a College Grove, TN house zoned for?

College Grove Elementary, on Arno-College Grove Road, teaches kindergarten through fifth grade and feeds Page Middle School in Williamson County Schools. Not every 37046 address goes there, though - homes in Reeds Vale are zoned for Arrington Elementary. If the school matters to you, run the street address through the district's school-zone lookup instead of trusting the listing. ‡‡‡

Buying a farm in College Grove: what does greenbelt mean?

Greenbelt land is taxed on its farm, forest or open-space use rather than its market value. In Williamson County, farm and forest land needs at least 15 acres and open space at least three, and a new owner must reapply by March 15. When land stops qualifying, rollback taxes repay the savings for three years, or five for open space. Settle in the contract who carries that bill before anyone signs. ‡

College Grove property taxes: who pays when a house sells in the fall?

The Williamson County Trustee mails bills in early October to whoever owned the property on January 1; they can be paid through February 28, and interest starts March 1. The Tennessee REALTORS contract splits the year's taxes as of the closing date, so the person the bill is addressed to and the person who owes it are not always the same. A seller who gets one after closing is asked by the Trustee to send it on to the new owner. ‡‡

Buying new construction in College Grove: can I use my own closing lawyer instead of the builder's?

On the Tennessee REALTORS Purchase and Sale Agreement, yes: there is one line for the buyer's closing agency and another for the seller's, so each side names its own. A builder's own form may be written differently, and the time to find out is before you sign it.   • In June 2026 the county planning commission released one bond and reduced others to maintenance on The Grove's Sections 16 and 17, where streets and wastewater lines are being finished. Buying in a newer section? Ask who runs the wastewater system and what the association pays to keep it running. ‡
  • In April 2026 the legislature passed SB0564, tightening state oversight of shared wastewater systems like the ones some subdivisions depend on; TDEC has until July 31, 2027 to write the rules. A homeowner's own septic tank is outside it. ‡
