Closing in Thompson's Station

The town went from 2,194 people in 2010 to an estimated 9,469 in 2025, and growth that fast means new houses, and new houses come with paperwork a resale buyer seldom sees: a builder's contract, an association's declaration, a sewer arrangement that depends on the subdivision. Whether you are holding the Tennessee REALTORS form or the builder's own, neither one tells you which town the house is in or where its wastewater goes. Start with the address, because here it can point you to the wrong town. A ZIP code follows a mail route, not a town line, and the Town of Thompson's Station says plainly that 37179 reaches into the City of Spring Hill. So a house with a Thompson's Station mailing address may sit inside Spring Hill, and the tax bill follows the town line, not the envelope. Inside Thompson's Station, the town's small rate is added to the county bill the Williamson County Trustee sends, and the town sends no bill of its own; Spring Hill collects its city tax itself, on a separate bill. Pull the parcel record before you write the offer and make sure the town on it is the town you think you are buying in - otherwise the tax proration at closing can be built on the wrong bill. Selling? Know which bill your house actually gets, so the buyer's numbers match yours. ‡‡‡
Then ask where the wastewater goes. The town runs its own sewer, but only for the subdivisions it names: Allenwood, Avenue Downs, Bridgemore Village, Fields of Canterbury, Littlebury, Tollgate Village and Whistle Stop. Owners there get a monthly bill from the town, worked out from the water use the H.B. & T.S. Utility District meter records. Off that list - and especially on acreage - the house may have a septic system instead, and the permits and records for those are kept by Williamson County's Department of Sewage Disposal Management. Ask the seller, in writing, which one it is. If the answer is septic, get the county's permit record during your inspection period; a system the records cannot account for can hold up a permit to add on later, and you want to know that while you can still walk away. ‡‡‡‡
With this much new building, the seller on the other side of your deal is often a builder. Two builders are still delivering homes in Avenue Downs, and in Tollgate Village nearly every recent condominium sale was listed through one builder's sales office. A builder's contract is drafted by the builder's lawyer, for the builder, and it can steer the closing to the builder's preferred closing agency. Read three things in it before you sign - the closing clause, what happens if the house runs late, and the warranty - because those are the terms you can still bargain over. Once the house is finished, ask whether a Notice of Completion has been recorded with the Register of Deeds; Tennessee law uses that notice to shorten the window contractors and suppliers have to give notice of a lien. Almost every subdivision here has a homeowners association, and in Thompson's Station it matters more than usual, because the town does not pick up household trash. It sends residents to their association or to the county convenience center. In Tollgate Village, single-family owners pay roughly 1,500 dollars a year in dues. So the declaration, the trash arrangement and the seller's dues account all come with the house. Ask for the declaration, its amendments and a dues statement early, and find out who controls the board - while a neighborhood is still being built, that can be the developer rather than your neighbors. Selling? Order the dues statement well before closing week. ‡‡
The rest is county business, the same for every address in Williamson County. The deed is recorded at the Register of Deeds on West Main Street in Franklin. The state transfer tax runs 37 cents per 100 dollars of the price or the value, whichever is greater, and the standard Tennessee REALTORS contract puts it on the buyer, so plan the cash for it. Property tax covers the calendar year, and that same contract splits it between buyer and seller as of the closing date. If any of the land is in greenbelt, the new owner has to reapply by March 15, and if the land stops qualifying, rollback taxes come due. The neighborhoods of Thompson's Station
Tollgate Village
A mixed-use town center on Columbia Pike at Tollgate Boulevard, with single-family homes, townhomes and new condominiums, and restaurants and shops inside the development. Whichever kind of home you are buying, ask for the association documents that go with it before you sign. If schools matter, run the street address through the district's school-zone lookup rather than going by the village's name.
Bridgemore Village
Brick homes on generous lots off Sporting Hill Bridge Road, with a community pool and the town's sewer. Ask for the association documents and the seller's dues status along with the inspection report, not after it.
Canterbury and Fields of Canterbury
Three connected sections off Critz Lane near I-840 - the original Canterbury, Fields of Canterbury and Canterbury at Bramblewood. Fields of Canterbury is on the town's sewer list. With three sections under one name, confirm which one the house is in, and check the school by street address in the district's lookup, not by the neighborhood's name.
Avenue Downs
About seventy lots off Critz Lane, with Tennessee Valley Homes and Barlow Builders both building. If the house is not built yet, you are choosing a builder's contract along with the lot - read it before you put down a deposit.
Littlebury
Drees Homes built here from 2021 to 2025, off Pantall Road and Critz Lane, on lots from about a quarter acre to more than an acre, and the subdivision is on the town's sewer. Every sale now is a resale of a nearly new house, so ask the seller what is left of the builder's warranty and whether it passes to you.
Whistle Stop
One of the subdivisions on the town's own sewer, so the wastewater bill comes from the town, not a utility district. Ask the seller for a recent bill so you know what to budget.
Acreage estates
Saddle Springs Estates and Heron Hill Estates sit on lots of about five acres. With that much ground, settle three things before the price: the septic permit record, whether any of the land is in greenbelt, and what easements are recorded against it.
