Closing in Spring Hill
You found the house, you liked the street, and the listing said Spring Hill. What it may not have said is which county the house is in, and here that is a real question: the city reaches into both Maury and Williamson counties, and its own 2018 census counted most residents on the Williamson side. The county line decides where your deed is recorded, how your taxes add up and which school system your children attend. On a lot or a house still to be built, a second question sits on top of the first - whether the city's sewer can take it at all. The contract you sign answers neither one unless someone makes it. Settle the county on the parcel itself, not on a subdivision name or a neighbor's guess. A deed is recorded where the land lies: a Williamson-side house goes to the county Register in Franklin, on West Main, and a Maury-side house to the one on the Public Square in Columbia. They are two separate offices, and neither one publishes how long recording takes. Before you make an offer, find the parcel on the state's Tennessee Property Data site - the Maury Register links to it from its own page - then read the contract, the title commitment and the lender's papers for the county each one names. If one of them has it wrong, the mistake found in the first week costs a phone call; found at the closing table, it can cost you the date. ‡‡‡
If what you are buying is a lot, or a house that so far exists only as a plan, the sewer comes before the floor plan. In August 2025 the Tennessee Department of Environment and Conservation put Spring Hill under a sewer moratorium after the city itself reported 29 effluent violations at its treatment plant, and since then a project without vested sewer rights cannot hook on. Then, on January 5, 2026, the city's aldermen and mayor passed Ordinance 25-29, which divided what capacity was left a single time, among listed projects and permit-ready lots. The moratorium stays until the plant meets the state's standards twelve months running. Homes already connected keep their service; it is the lot and the unbuilt house that carry the risk. So ask the seller or the builder for written proof that this particular lot has an allocation, and write the contract so you can walk away if the proof never comes. A verbal assurance is not an allocation. ‡‡‡
Owning in Spring Hill means two property tax bills a year, one from the county trustee and one from the city. The city's rate is the same on both sides of the line. The county's is not: the two county rates differ, and Maury's may change after its 2026 reappraisal, so check the current bill rather than last year's, or a figure someone quotes you from memory. Weighing a house on each side? Ask for the latest city bill and the latest county bill for both, and compare the totals, not one bill against another. School zones follow the county line too. Williamson County Schools says in so many words that a student must live in Williamson County to attend; its high school in Spring Hill, Summit, opened in 2011 to serve Spring Hill and Thompson's Station. Maury-side homes are served by Maury County Public Schools, which opened Battle Creek High School on Battle Creek Way in Spring Hill in August 2024. Each district has its own address lookup - an online zone search in Williamson, a master street list in Maury. If a school is the reason for the move, run the exact street address through the right one yourself before you sign; a subdivision name or a line in the listing is not an answer. ‡‡‡‡
Acreage at the edge of town comes with a calendar that changes with the county. Greenbelt taxes farmland by what it is used for rather than what it would sell for. Maury County takes applications until March 1, and when greenbelt land is sold out of the program or converted, rollback taxes take back the last three years of savings. Williamson County gives a new owner until March 15 to file again. The neighborhoods of Spring Hill
June Lake
775 acres in Williamson County around the I-65 interchange at Exit 56, planned for more than 2,900 homes over about twenty years, with Signature Homes picked for the first 400 houses and townhomes. Buy early and you will probably sign a builder's contract and live beside construction for years, so read what that contract says about the phases still to come.
Del Webb Southern Springs
A 55-and-older community, started in 2017, of about 800 single-family homes on 309 acres. The age rules sit in recorded covenants, so read them before you sign - especially if a grown child or a grandchild might move in. Do not take the county from a listing; check the parcel record for the home you are buying.
Harvest Point
Built off Cleburne Road in more than sixteen phases since 2018, with several builders at work, and by one neighborhood guide's account the phases do not all share a school zone. For the exact lot, check the parcel record for the county and the district's lookup for the zone.
Cherry Grove and Cherry Grove Addition
The two sections together held about 1,800 residents in the city's 2018 special census. Neighborhood guides that sort Spring Hill subdivisions by county put this one on different sides, which is exactly why the parcel record, not a guide, gets the last word.
Cameron Farms
433 homes and 1,308 residents in the 2018 special census, the biggest single subdivision it counted. A sale here is usually a resale, so ask for the association documents, proof that the seller's dues are current and the survey.
Campbell Station
The 2018 census counted 1,101 residents in the main section and listed the Highlands and the Hamptons at Campbell Station separately. One name over several sections can mean several plats, each with its own restrictions - find out which set binds the lot you are buying.
Rippavilla and Main Street
In 2017 the city took over Rippavilla, the historic house on Main Street (US 31), along with 98.4 acres of park land. Buying nearby means living beside public events and a Civil War site, so look at what the city has planned for the property before you commit.

How can I tell which county a Spring Hill house is in?
Search the address or the owner's name on the state's Tennessee Property Data site, which brings up the county parcel record; the Maury Register of Deeds links to it from its own page. With the Register of Deeds in whichever county the land is in - Williamson County's at 1320 West Main Street in Franklin or Maury County's at 1 Public Square in Columbia. The state transfer tax is the same in either office, 37 cents on each 100 dollars of the sale price or the value, whichever is higher, and the standard Tennessee REALTORS contract makes it a buyer expense. Do Spring Hill homeowners pay a city property tax?
Yes, on top of the county's. The City of Spring Hill bills its tax apart from the county trustee, so an owner pays two bills a year. The county trustees mail in October, and their bills fall due starting the first Monday in October and run to the end of February; the city adds penalty and interest of 1.5 percent a month to city taxes still unpaid after February. Closing in the fall or winter? Ask who has paid which bill, and make sure the settlement figures account for both. ‡‡‡‡
Can I build on a Spring Hill lot during the sewer moratorium?
Only if the lot has sewer capacity. Since August 2025 the state has kept projects without vested sewer rights off the city's sewer, and Ordinance 25-29 handed out the capacity that remained in a single allocation, to listed projects and permit-ready lots. Before you buy a lot, get its allocation in writing and make the contract depend on it. ‡‡
Which school district serves a Spring Hill address?
That turns on the county. Williamson County Schools enrolls only students who live in Williamson County; Maury-side homes are in Maury County Public Schools. Check the exact address with Williamson's online zone search or Maury's master street list, and keep in mind that Williamson says its zones can shift when a school fills up or a new one opens. ‡‡
